Commercial IT Park Structure
Project Overview
A state-of-the-art commercial office building comprising a double basement parking lot and a G+5 office structure, spanning 120,000 sq. ft. of built-up area. Built to house premium IT businesses, the building features modern high-efficiency HVAC and electrical infrastructures.
Scope of Civil Works
- Deep excavation and multi-level retaining wall construction for double basements.
- Casting high-strength M35 grade concrete columns and post-tension (PT) slabs.
- Complete Mechanical, Electrical, Plumbing, and Fire Safety (MEP) installations.
- Erection of double-glazed glass facades for thermal insulation.
- Sub-base leveling and Tremix concrete flooring for the basements.
Technical Challenges Faced
The major challenge was the high groundwater table during the deep basement excavation phase, which threatened excavation wall collapse. Additionally, Hitech City zoning guidelines enforced strict set-back regulations and tight construction material delivery schedules (night-time only).
Engineering Solutions Deployed
We installed an array of active dewatering borewells around the perimeter to lower the water table during foundation pouring, followed by high-performance crystalline waterproofing membrane treatments. We set up an advanced scheduling framework to coordinate ready-mix concrete truck dispatch during allowed night-shift hours, ensuring zero daytime traffic disruptions.
