Premium Luxury Duplex Villa
Project Overview
This project involved the engineering, structural design, and turn-key construction of a premium G+2 luxury residential villa. Designed with an open-concept architectural plan, the home spans 6,500 sq. ft. of built-up area and blends high-end finishes with structural robustness.
Scope of Civil Works
- Geotechnical soil investigation and pile foundation execution.
- Casting G+2 seismic-resistant RCC structural skeleton.
- High-finish brick masonry walls with sand-faced external plastering.
- Installation of plumbing, concealed electrical conduits, and VRV ducting routes.
- Executing premium interior finishes including Italian marble tiling, false ceilings, and smart home automation wiring.
Technical Challenges Faced
The project was situated on a highly sloping rocky site, typical of the Jubilee Hills terrain. Excavating the hard granite sheet rock without using heavy blasting (due to proximity to neighboring structures) was a major technical constraint. Additionally, the architectural plan required large column-free spaces in the central formal living area.
Engineering Solutions Deployed
We deployed heavy Poclain excavators equipped with hydraulic rock breakers to chip the granite layer by layer, maintaining safe side slopes. To accommodate the wide column-free living room, our structural team designed a post-tension beam and slab system, redistributing structural loads safely to the perimeter columns without compromising the architectural intent.
